Top 3 Construction Must-Do’s for Every Contractor

When it comes to work for commercial contractors, there are hundreds of things that need to be considered in order to be able to do a successful job for the project. If you do not take care of these things, the contractor can find themselves in a world of problems. For one, you could be sued by the building. Another issue is that you may have to redo the entire project if not done correctly, which could cost thousands of dollars, hundreds of thousands, or possibly in the millions of dollars on larger projects.

But, if these things are properly taken care of from the get-go, then it is likely that the construction project will go very smoothly, timely, and as cost-effective as possible. While we can’t write about all of the things that should be done in order to run a successful construction business in this article, here are this weeks top 3 “must-dos” for every commercial contractor.

  1. Make a proper scope. Before undergoing any construction project, make sure you put together a proper “scope” of work. What is a scope of work? A scope of work is simply a document that details the precise services, products, timeline, and expectations that your company will provide to the owner and/or the contractor. When drafting up your project scope, it is very important that you include as much detail and precision as possible so as to avoid any confusion or gray areas. The last thing you want to do is be working and towards the end the project, have the owner of the property come out and say that they didn’t want it the way your company did it. This will cause you to have to re-do it, and that could cost a lot of time and money.
  2. Payment Details. When it comes to getting paid, we can all agree that money is important. Therefore, your payment details in the contract agreement should also be very carefully thought out and put together. When you are drafting up the payment agreement, you will also want to make this as precise as possible and include a time schedule, any milestones that will need payment, types of payment accepted, and due dates.
  3. Other Provisions. It is also always a good include different types of provisional related items, such as late payments, unexpected costs (such as attorney’s fees, collection bills, etc.), the consequences of non-payment, and anything else that you think should be detailed. In the payment detail document, make sure to include provisional information that may include what will happen should payment by the property owner not be received. For example, you can include that if payment is not received, you have the ability to suspend or terminate the work on the project and seek immediate recovery until payment is made. It is best to work with a business attorney in your area to draft up this agreement property to make sure you are covered.

When looking at construction companies, there are many things to consider. One of those things is which type of construction company you actually have to hire to get your project complete. There are several types of construction companies out there, and they mainly fall under two categories: commercial and residential.

In residential, you are more likely to see construction done with wood rather than steel or concrete, though again, there are always exceptions. In the personality nature of things, residential contractors are more aimed to listen to a person or family’s certain needs, whereas commercial contractors refer to an architects design. It is also aimed more towards smaller projects that take less time and are cheaper, such as renovations and house add-ons.

It should be pretty simple for you to determine which style of construction fits your needs better. Step 1: Damage assessment and inspection

This powerful equipment can remove thousands of gallons of water very quickly.

Sometimes people are advised to go through a move-out process to protect their furniture and other belongings if the restoration will take extensive amounts of cleaning and water removal. Your carpet will also be inspected at the time of water removal in order to determine if it needs to be removed to protect the subfloor from damage.

Common equipment used to remove water: 

  • Portable extraction units
  • Moisture saturation equipment such as hygrometers and moisture detectors
  • Both gas-powered and submersible pumps
  • Infrared cameras may be used to detect water behind walls or ceilings

Step 3: Drying, cleaning, and restoration

After the mass amounts of water are removed, the drying process will begin. Even if a majority of the area looks dry, certain places in a house (or any building style) can retain water in drywall or wood. If this water isn’t dried correctly it can cause walls and floors to break down, warp, or grow mold.

In order to dry proficiently, dehumidification and monitoring equipment is often used. The dehumidification equipment will remove moisture quickly, and professionals will use monitors to track how much moisture is left in walls and floors. High-speed fans will make the drying process move faster when airflow is created in the area.

More than likely after the drying process is completed, your surfaces, floors, and walls may need professional cleaning. Anything damaged by water will need to be professionally cleaned and sanitized to prevent mold growth, and anything wet could begin to have a strong odor – especially if the water was contaminated to certain extents. Because of this, you might require deodorization and odor removal treatments that have antibacterial properties.

While your home might begin to start looking normal again, it may still not be in the perfect condition it was before flooding or damage. Restoration is the final step taken to bring your home back to life. In this process, there may be some minor repairs and carpet or drywall replacement. In some extreme cases, reconstruction of entire rooms may be necessary. In the case of damage from extreme weather, it is important that certain measures are taken to make sure any further damage may happen by supplying a roof tarp.

Look at their name.  Companies with abbreviations at the end of their name mean that they have certifications, licenses, or are associated with a bigger business. For example, CGR stands for Certified Graduate Remodeler, and NAHB stands for National Association of Home Builders. These credentials boost a company.

4.) You get what you pay for

A seemingly great company has labor for sale…all of the time. Red flag. Whether it’s a small start up company or a large manufacturer, a company that always has sales going isn’t a good thing. It doesn’t mean they have that much money to spare, it means they are desperate. While this isn’t true for every company, many can be misleading with the constant sales. Many people mistake flash sales for good deals- when in reality it’s a company looking for more exposure because they are rarely chosen.

5.) Get it in writing

You need a contract. If the company you hire gives you a contract without a reliable schedule, then they might be overbooked and not primarily focused on your needs. A contract should have a strong timeline of how long the project will take every day from start to finish. A contract should have not only a blueprint, but it should also have a detailed schedule from start to finish. This should be kept in an organized place along with your receipts, payments, etc.

6.) Be prepared for everything

 While this sounds like a very broad statement, it is very realistic. No matter what type of renovation you are doing, have a plan. Like previously stated, you need to make firm choices. Whether it is the color of paint or a type of floor, you need to know what you want and make sure you’ve made the right decision. If you go into everything knowing exactly what you want and need, it’ll make everything easier for everyone. Look over the samples they gave you and talk to them about it. Make sure you have enough space for the crew. Remove anything of value that could accidentally be ruined during the process.

 7.) Know your gut feelings and build trust

Whether you believe it or not, a contractor is going to be a part of your home anywhere from a few days to multiple weeks. This is probably the most important step. No matter how good a contractor’s credentials are, if you feel off about something and uncomfortable with them in your home, choose someone else. Your contractor should understand exactly what you need done in every way, and you should be able to trust them around your family. Take care of them- make sure they have a lot of space to work and they are insured.

4 Tips for Keeping Your House Cool in the Summer

Everyone loves summer. The barbecues, the swimming pool parties, the outdoor concerts, what’s not to love about all that? While the summertime is a great time for relaxation and fun with friends and family, there is one thing that is a challenge to most everyone during this time of year – and that is staying cool!

Staying cool during the summer heat is a tough job, especially if you live in the southern states, where temperatures can run over 100 degrees for days on end. And of course, with increased temperatures, comes increased energy bills. The need to run the A/C is a must in order to function in our homes. But, there are some cost-effective ways to stay cool without having to crank up the A/C, and we’ve listed our top 4 tips below.

  1. Use Natural Light and High Efficient Lighting. A great way to keep cool is by using natural light instead of light bulbs. As we all know, light bulbs put out a lot of heat. If you’ve ever touched a bare bulb while it was on, you can feel it to the touch. Using natural light is a great way to bypass this heat source and keep any room cooler. If you must use light bulbs, use energy efficient bulbs, such as LED’s
  2. Don’t Cook – or Cook Outdoors. During the summer, try not to use the oven when it can be avoided. The oven produces a lot of heat and can cause your home to become much warmer. Try preplanning meals so that you don’t need an oven. You can cook on a grill, in a microwave, or in a crock pot – these are all cooler alternatives that using the stove.
  3. Use Ceiling Fans. Did you know that most ceiling fans have a small switch at the base of it that allows the direction of the fan to change. During the summer months, you want your ceiling fan to rotate counter-clockwise. This makes it blow forwards and forces the air down, making you cooler. Check out your fan base and see if there’s a switch and try it it out!
  4. Keep your blinds closed. Did you know that up to 30 percent of unwanted heat comes from windows? By utilizing curtains and window shades, you can drastically reduce the amount of heat that comes through the windows. Keeping windows unshaded can turn a room into a mini-greenhouse, heating up the room and the house.
