Closet Remodel

The Power of a Remodeled Closet- What to Expect

A closet is such a pivotal part of any room, whether it’s a sanctuary for your clothes and accessories or a catch-all for coats and supplies and shoes.

So, you just stumbled across your dream home and it’s perfect in every way, but there’s a problem. The master bedroom closet is the size of your shower spruced up with creaky sliding doors and one long wooden pole that will hang maybe ten shirts at best.

What now? Fortunately, you don’t have to pass up your perfect place because the closet is the size of a shoe box. In fact, it is so cost efficient to remodel your closet and it will boost the value of your home if you ever decide to sell. Tearing down an old and sad closet and adding your dream walk-in closet with shelves and space is a relatively quick process compared to other room remodels and you don’t have to break your budget- simple fixes can be as little as $500 and luxury walk-in spaces with a ton of room average around only $2000.

Whether you have a big family or you’re by yourself, you can never have too much closet space. Let’s take a look closer at the closet remodeling process and what you should consider.

Step 1: Remodeling Consultation

If you have decided that you’re ready to make this change in your home, the first step after you call will be a consultation with your remodeling professionals. During this step, designers will come to your home at no cost to help you determine a doable size based on the area all while absorbing details that you are striving for. We will match you with some excellent options for maximizing both small and large spaces and will ask you questions about how much space you will need for short items, long items, and other accessories.

After this is complete, we will take measurements and give you an estimated quote.

2. Design & Production

One of the most important aspects of this process is making sure you are completely satisfied with the layout before diving into the production. Once we have formulated your custom design, you will see the incredible features and how it will look before, during, and after the remodeling process. At this time you will determine if you want to add, change, or tweak anything in the layout before we begin.

Once everything is set in stone, the production process will begin. This usually only takes 2-3 weeks and this will give you plenty of time to paint the inside or further customize it before your closet system is put in place. After we have created your personalized shelving and organization system.

3. Remodeling & Installation

It’s finally time to tear down that worn out closet and build a home for your clothes and possessions. This process may take 1-2 weeks depending on the size we’ve determined. Before this process begins make sure to remove all of your items out of the closet, and from there, simply sit back and relax.

We will gladly answer all questions and concerns during the remodel and when we are finished the work space will be completely cleaned and polished up. As soon as we are done your brand new and beautiful walk-in closet will be ready to be organized and all your belongings will have their own space.

Are You Ready?

A remodeled closet (from a tiny space to walk-in size) can enhance your home and save you a lot of time in those rushed mornings.

At an average price of only $2,000 you will not only be making your life easier, but you will also be adding up to $6,000 to the value of your home. It’s an excellent deal in today’s market and one of the most affordable spaces to remodel. It’s okay to start small! For more questions, call our team at MBC Services today.

5 Reasons to Build the Deck of your Dreams

There are many reasons as to why adding a new and beautiful deck to your home will make your life so much better. As seasons change and it starts getting warmer- it begins to feel more like backyard barbecues and less like hot cocoa on your couch. We can help you build that dream deck, or simply update and remodel the one you already have. Whatever you decide to move forward with, you should know the amazing benefits of getting this project started.

1. It Can Become An Extension Of Your Living Space

What’s better than adding basically a whole new room in your house, but with the freedom of being outside? A functional deck is essential for every month in the year, but they are almost needed in spring and summer.

What’s great about having a deck installed is you can be as simple or fancy as you want- it’s all up to you. Do you want a luxurious retreat with a bar, couches, patio furniture, a canopy, and all your outdoor accessories? Or would you prefer a simple wooden space to host parties and get that grill going? Regardless of what you decide, we can do it all. It’s never too late to take your home to the next level and create this extension.

2. Your Current Deck Doesn’t Function Well And Is Unsafe

Are those floorboards creaking and has normal wear and tear got you on edge? Decks that are older (perhaps it’s been there since you moved in) require a lot of upkeep and maintenance. If you have people running inside and outside constantly, your deck can become hazardous and it might be time for an update.

Most new deck products are amazingly maintenance free. Getting your deck remodeled for safety purposes is a huge benefit for you and your family.

3. Better Curb Appeal And Adding Value To Your House

You may be surprised how a new and functional deck will raise the value of your home and increase curb appeal to future buyers, if you decide to move.

A plain backyard with an old deck that has a lot wear and tear can have a pretty big impact on what your home will be appraised for in the future.

4. It Can Turn A Small Backyard Into A Great Retreat

Most people with small backyard spaces think they are limited to grass and maybe a small porch. However, that is rarely the case. In fact, adding a deck to a small backyard space can amplify and make the most out of your area- and you can get as simple or high-end as you’d like. And like previously mentioned, adding a deck to a small house can seriously boost curb appeal and value.

5. They Are The Best For Hosting Parties

It doesn’t matter if you know two people or 50, having people over during some of the spring and summer holidays or hosting events is so much more enjoyable when you can relax outside around a fire pit and enjoy the fresh air.

Bonus: you don’t have to deal with people making a mess inside your home.

If you are on the fence about getting your deck remodeled, feel free to contact us- we know it can be difficult to choose the right company and get affordable prices. We are here to help your deck dreams come true!

Bathroom Remodel Dallas

When & Why You Should Get Your Bathroom Remodeled

There are always tell-tale signs when it comes to the timing of getting your bathroom remodeled. Maybe an emergency situation brought you to this point, or it might just be time to update your look. Whatever your reasoning may be, there will always be validation. A fully remodeled bathroom can do so much for your entire home.

In the beginning, you may be contemplating getting your bathroom remodeled because it may seem expensive and time-consuming. In some instances it may be, depending on what you want/need done. However, what you do have done will increase the value of your home and may be the convincing point for whoever decides to rent out or purchase your home in the future. A turning point for many buyers is how difficult the bathroom will be to maintain. If there are any issues with mold/mildew, faulty plumbing, or if your bathroom looks like it came out of a 1970’s issue of Better Homes & Gardens, a future buyer may stray instantly. If you can relate to any of the above points, it may be time for your new bathroom remodel!

Tips  to consider before you’re remodel:

The task may seem daunting and stressful at first, but there are many tips to make everything run smoothly and help you decide if you really need a full remodel or to just tweak certain areas.

Live with your current bathroom before making quick decisions: Pushing back the idea of remodeling your bathroom is always a good one- for many reasons. Often times, we get excited about things and make quick decisions on the spot without thinking of what is really ‘good’ for the home, the future, and family. Take some time to really live with your bathroom situation for a bit longer to make sure you that it is really time for an upgrade. Often times you will see that you are, in fact, ready. Then, you will be able to move forward with full confidence that you are making the right decision.

Think about what is really wrong with your current situation: Before thinking of a new pretty tub centerpiece or tile layout, think about your current safety situation, as well as what isn’t working appropriately in your bathroom. These should always be fixed first- what good is a new beautiful bathroom that has plumbing issues? Safety issues can be anything from tiles that are sharp/broken, to shower doors that don’t work.

Plumbing is another issue, and they happen all the time. If you are calling the plumber more often than not, it might be time to remodel your bathroom instead of constantly wasting money for someone to fix old appliances. You might be happy when your plumber gets rid of your leaky taps or dirty water, but these are temporary solutions to issues that will keep reoccurring. It’s best to start fresh with new appliances that you know will have more longevity.

Your bathroom should be a safe and comfortable place to retreat. It is one of the most important rooms in the home, so take your time when considering a remodel and remember, your personal reasons and intuition should be your deciding factors.

Top 3 Construction Must-Do’s for Every Contractor

When it comes to work for commercial contractors, there are hundreds of things that need to be considered in order to be able to do a successful job for the project. If you do not take care of these things, the contractor can find themselves in a world of problems. For one, you could be sued by the building. Another issue is that you may have to redo the entire project if not done correctly, which could cost thousands of dollars, hundreds of thousands, or possibly in the millions of dollars on larger projects.

But, if these things are properly taken care of from the get-go, then it is likely that the construction project will go very smoothly, timely, and as cost-effective as possible. While we can’t write about all of the things that should be done in order to run a successful construction business in this article, here are this weeks top 3 “must-dos” for every commercial contractor.

Do’s:

  1. Make a proper scope. Before undergoing any construction project, make sure you put together a proper “scope” of work. What is a scope of work? A scope of work is simply a document that details the precise services, products, timeline, and expectations that your company will provide to the owner and/or the contractor. When drafting up your project scope, it is very important that you include as much detail and precision as possible so as to avoid any confusion or gray areas. The last thing you want to do is be working and towards the end the project, have the owner of the property come out and say that they didn’t want it the way your company did it. This will cause you to have to re-do it, and that could cost a lot of time and money.
  2. Payment Details. When it comes to getting paid, we can all agree that money is important. Therefore, your payment details in the contract agreement should also be very carefully thought out and put together. When you are drafting up the payment agreement, you will also want to make this as precise as possible and include a time schedule, any milestones that will need payment, types of payment accepted, and due dates.
  3. Other Provisions. It is also always a good include different types of provisional related items, such as late payments, unexpected costs (such as attorney’s fees, collection bills, etc.), the consequences of non-payment, and anything else that you think should be detailed. In the payment detail document, make sure to include provisional information that may include what will happen should payment by the property owner not be received. For example, you can include that if payment is not received, you have the ability to suspend or terminate the work on the project and seek immediate recovery until payment is made. It is best to work with a business attorney in your area to draft up this agreement property to make sure you are covered.

These are the top 3 dos for construction contractors to follow. It is highly recommended to do each one of these in order to successfully sustain a construction business. Of course, there are any other things that should be done in order to keep a smooth business going, but we believe these three are the common, most fundamental that are a good base to build upon.

Commercial Remodeling Dallas

Commercial Construction Vs. Residential Construction

When looking at construction companies, there are many things to consider. One of those things is which type of construction company you actually have to hire to get your project complete. There are several types of construction companies out there, and they mainly fall under two categories: commercial and residential.

So, what exactly is the difference between the two? That answer depends on what level of work you are looking for. Commercial construction is geared toward very large projects, even building skyscrapers and bridges. Residential construction contractors are called for smaller projects such as building a garage on to your home or renovating a kitchen. There are always exceptions to these, as some companies offer contractors that know how to do both.

Commercial Construction

There are many things that set commercial construction apart from residential- one of them being material used. Commercial construction is often very large and functional buildings made with a concrete or steel structure. One of the bigger differences is code requirements for certain building types, such as fire safety, egress requirements, and handicap accessibility. This is something you don’t often see in residential areas. Commercial construction is aimed more towards bigger buildings with more intricate infrastructure needs such as elevators, parking areas, cafeterias, public restrooms, etc. Commercial construction usually costs much more due to a larger building, which requires more workers, material, and consultations. Commercial construction can require an architect, a longer project period, and workers have to be extremely skilled in knowledge of all large building design styles.

Residential Construction

For your cozier projects that are closer to home, a residential construction company or contractors is who you would get ahold of. In residential, obviously everything differs from commercial- plumbing, electrical, functionality, and of course space. The rules between both are completely different. In residential, you are more likely to see construction done with wood rather than steel or concrete, though again, there are always exceptions. In the personality nature of things, residential contractors are more aimed to listen to a person or family’s certain needs, whereas commercial contractors refer to an architects design. It is also aimed more towards smaller projects that take less time and are cheaper, such as renovations and house add-ons.

Which one is best for me?

It should be pretty simple for you to determine which style of construction fits your needs better. If you are a homeowner looking to make your home more spacious or possibly tear down some old walls, even if you are looking to build an entire small building such as a shed in your backyard, it would only be natural for you to select a residential construction company or private contractor in your area. It is very important that you make sure these are licensed professionals with a history of excellent work and notable success stories or before and after pictures. On the contrary, if you are constructing a large business from the ground up with multiple stories somewhere in the city by a bunch of other large buildings, then commercial would be your option.

Water Restoration Dallas

What is Water Restoration and When Do You Need It?

If there is major water damage in your house due to flooding, house problems (such as sewage backup), or other natural disasters, water restoration teams are the first responders that can help. A good water restoration team will assess the damage and provide a solution in order to preserve and protect your home to keep it from any further damage, as well as clean up the mess it has caused.

If you suspect that you need a team to come out and remove excess water from your home, it is important to take immediate action because further damage can be devastating. Sometimes house flooding can be caused by extreme weather conditions that cause a mass amount of flooding, while others can be easier to take care of, such as a faulty dishwasher overflowing.  Regardless of the situation, water restoration experts take certain steps with high tech equipment to remove the water and get your place back to normal. Below are a few steps to keep in mind when understanding how and when to hire a water restoration company.

Step 1: Damage assessment and inspection

When the water restoration team arrives, the first thing they will want to do is do a complete inspection of the damage done and what the best restoration option will be for your case, as well as find the source of the water and stop it. They will then need to determine the type of water that has caused the flooding and if it is contaminated because certain levels of contaminated water have different removal processes. Usually they determine levels of water contamination by categories (1, 2, and 3). Level one is white, two is gray, and three is black. Each has a different cleaning process.

All damage will then be surveyed and documented. If there are hazards or safety issues, your water restoration specialist will explain them to you and let you know what necessary precautions to take. After everything is explained, water removal will begin after your team moves or blocks furniture from further damage, rust, or furniture stains on carpet.

Step 2: Removing the water

In order to prevent mold or secondary water damage, the second step in water restoration will be to remove the majority of the water in the area. Doing this as fast as possible with a truck-mounted vacuum and very powerful pumps will reduce the amount of time it takes your home to dry. This powerful equipment can remove thousands of gallons of water very quickly.

Sometimes people are advised to go through a move-out process to protect their furniture and other belongings if the restoration will take extensive amounts of cleaning and water removal. Your carpet will also be inspected at the time of water removal in order to determine if it needs to be removed to protect the subfloor from damage.

Common equipment used to remove water:

  • Portable extraction units
  • Moisture saturation equipment such as hygrometers and moisture detectors
  • Both gas-powered and submersible pumps
  • Infrared cameras may be used to detect water behind walls or ceilings

Step 3: Drying, cleaning, and restoration

After the mass amounts of water are removed, the drying process will begin. Even if a majority of the area looks dry, certain places in a house (or any building style) can retain water in drywall or wood. If this water isn’t dried correctly it can cause walls and floors to break down, warp, or grow mold.

In order to dry proficiently, dehumidification and monitoring equipment is often used. The dehumidification equipment will remove moisture quickly, and professionals will use monitors to track how much moisture is left in walls and floors. High-speed fans will make the drying process move faster when airflow is created in the area.

More than likely after the drying process is completed, your surfaces, floors, and walls may need professional cleaning. Anything damaged by water will need to be professionally cleaned and sanitized to prevent mold growth, and anything wet could begin to have a strong odor – especially if the water was contaminated to certain extents. Because of this, you might require deodorization and odor removal treatments that have antibacterial properties.

While your home might begin to start looking normal again, it may still not be in the perfect condition it was before flooding or damage. Restoration is the final step taken to bring your home back to life. In this process, there may be some minor repairs and carpet or drywall replacement. In some extreme cases, reconstruction of entire rooms may be necessary. In the case of damage from extreme weather, it is important that certain measures are taken to make sure any further damage may happen by supplying a roof tarp.

If water damage happens to you:

The most important thing is to remain calm.  It can be difficult to not be angry or stressed, but remember that there are companies that are trained for these situations and can take care of everything for you.  At MBC, we can help with any water damage and restoration needs.  Our team is certified in water restoration and will make sure to bring your property back to the way it was before – and better! If you would like more information, don’t hesitate to contact us and let us know more about how we can help!

Commercial Remodeling Dallas

7 Tips for Hiring a Great Remodeling Company

Whether you are a needing remodel for a commercial building, a homeowner with big ideas, or just someone who needs some work done on their house, it can be a brain pain trying to find a company you trust with your project. Many don’t even know where to start when it comes to hiring a team to make the changes you need done. Before jumping into something you might regret, it’s important to figure out what you need to do in advance, which will make the process run a lot smoother for everyone. Below are some key tips to keep in mind when hiring a remodeling company.

1.) Communication is key

Before price and labor is even discussed, the most important thing is having someone who understands what you need. Many contractors will jump on anything you want to make quick money, whether they understand what you want or not. For example, if you want new kitchen counter tops, explain exactly what you want to the contractor and have them show you the options that you can select from. Judge their customer service and how they react to you being specific in your needs.

2.) Where’s the proof?

One of the biggest mistakes that people make when choosing a company to work on their home is being fooled into believing the company is that ‘excellent.’ As with any company, there will be good and bad reviews. However, if a company has 2 out of 5 stars; think logically. Out of all the contractors you are considering, skim their websites for reviews, before and after pictures, and their ratings compared to others.

3.) Understand credentials

How do you know the real credentials of a business? Look at their name.  Companies with abbreviations at the end of their name mean that they have certifications, licenses, or are associated with a bigger business. For example, CGR stands for Certified Graduate Remodeler, and NAHB stands for National Association of Home Builders. These credentials boost a company.

4.) You get what you pay for

A seemingly great company has labor for sale…all of the time. Red flag. Whether it’s a small start up company or a large manufacturer, a company that always has sales going isn’t a good thing. It doesn’t mean they have that much money to spare, it means they are desperate. While this isn’t true for every company, many can be misleading with the constant sales. Many people mistake flash sales for good deals- when in reality it’s a company looking for more exposure because they are rarely chosen.

5.) Get it in writing

You need a contract. If the company you hire gives you a contract without a reliable schedule, then they might be overbooked and not primarily focused on your needs. A contract should have a strong timeline of how long the project will take every day from start to finish. A contract should have not only a blueprint, but it should also have a detailed schedule from start to finish. This should be kept in an organized place along with your receipts, payments, etc.

6.) Be prepared for everything

While this sounds like a very broad statement, it is very realistic. No matter what type of renovation you are doing, have a plan. Like previously stated, you need to make firm choices. Whether it is the color of paint or a type of floor, you need to know what you want and make sure you’ve made the right decision. If you go into everything knowing exactly what you want and need, it’ll make everything easier for everyone. Look over the samples they gave you and talk to them about it. Make sure you have enough space for the crew. Remove anything of value that could accidentally be ruined during the process.

7.) Know your gut feelings and build trust

Whether you believe it or not, a contractor is going to be a part of your home anywhere from a few days to multiple weeks. This is probably the most important step. No matter how good a contractor’s credentials are, if you feel off about something and uncomfortable with them in your home, choose someone else. Your contractor should understand exactly what you need done in every way, and you should be able to trust them around your family. Take care of them- make sure they have a lot of space to work and they are insured.

You trust your contractor with a lot, especially if the project is big. However, you are also welcoming them into your home. If you cross your T’s and dot your I’s, your home improvement will be painless.

Bathroom Remodel

Frequently Asked Questions for a Bathroom Remodel

One of the most popular requests we get at MBC are those of bathroom remodels. And, understandably so, as the bathroom of any house or office is one of the most frequented parts of the property.

Time and time again we get people asking us questions like, “How should I remodel my bathroom?” or, “What is involved when remodeling a bathroom?”  All great questions, but there are many more things to consider when undergoing a bathroom overhaul.

In this post, we will do our best to offer some insights into the most frequently asked bathroom remodel questions. Whether you are getting a bathroom remodel in Dallas, or anywhere else for that matter, use these FAQ’s as a guide and contact us to learn more about how we can help.

Q. How long does a bathroom remodel take?
A. Like many things in life, it depends on a variety of things, like the details of your design, the availability of the fixtures you’re looking for, and the materials you are wanting to use. Most bathroom remodels include taking out the bathtub, sink, toilet, and rearranging the room. The more extensive the changes to the bathroom, the longer it will take.

Q. How should I rearrange my bathroom floor plan?
A. How you rearrange your bathroom is entirely up to you. However, we can offer some guidance on how the process works. Before a bathroom is remodeled, you will want to make sure to work out all of the minute details of the layout and design. When thinking about and planning the new design, be sure to arrange it in a way that allows you to show off your beautiful new shower, unique faucets, plush countertops, and other new bathroom elements you may be designing for. Also, it is important to keep in mind plumbing placement during your planning phase.

Q. Should I use a wooden floor in my bathroom remodel?
A. Yes, you can use wooden floors in a bathroom remodel as long as there isn’t an excessive amount of moisture in the bathroom on a daily basis. You will have to use your best judgement on this, and there will always be a chance that you could still have water issues with your wooden flooring, but it would be similar to having a wooden floor near the dishwasher, water heater, and laundry equipment. If there is too much water on the wooden floor, too often, it could damage the floor, so be mindful of this.

Q. Should I replace my entire bathtub or just refurnish it?
A. It depends on your unique situation on whether or not you will want to refurnish or replace your bathtub. Refurnishing may be a good option if your bathtub does not have rush and only minor scuffs or cracks. The scuffs and cracks can be repaired and refurnishing the tub can successfully ad years to your tub or shower without the expense of replacement. However, in more sever cases, such as rusty, cracked tubs, a removal and replacement will be needed.

When considering a bathroom remodel, think about these questions carefully and consider if it is the right option for you. Read our full list of Bathroom Remodel Q and A’s here. Call MBC Services today for a free consultation on how we can help with your bathroom remodel.
