Project Description:
There were 20 buildings this property with 189 units. Project defect is when a property is built and things were done incorrectly. There is a long period of time where investigation is done as to how things were done, if they were done correctly and so forth. This property had multiple construction defects that were identified and we were brought in to help correct some of those defects.
This project was handled by the HOA, property management team, an attorney team and construction testing team. This was a 10-month project that we completed ahead of schedule.
Scope of Work:
- Foundation stabilization in different ways in the property due to soil condition
- Roof repairs and cleaning throughout all 20 buildings
- Repair of PVC system
- Repair and bringing roof up to certification on all buildings
- Removed rotten trim, installed proper barrier and flashings on windows
- Repaired wood rot and corrected pavers throughout the property
- Installed brick ties and other mainstream materials to actual framing of the building
- Removed, built and installed capstone throughout the property
- Miscellaneous interior repairs in 135 units (nail pops, cracking, etc.)
- Added flashing on 2nd floor balconies
- Repaired or replaced and repainted pergolas
- Replaced 90 exterior balcony doors and installed silt pans
- Painted all surfaces on exteriors of all 20 buildings
- Repainted all hand rails and all painted surfaces throughout the property with elastomeric product.
